How do I access my owner portal?

Once onboarding is completed, owners will receive login credentials to access the Bluebonnet Properties owner portal where you can manage communications, review reports, and monitor property activity.

What can I view in the owner portal?

Owners may access:

  • Owner statements and financial reports

  • Maintenance requests and updates

  • Lease agreements and documents

  • Tenant payment activity

  • Property inspection updates

  • Vendor invoices and communication

  • Notices and property related updates

How will I receive updates on my property?

Our team provides updates through the owner portal, email communication, maintenance updates, inspection reports, and direct communication from our management team.

Can I communicate directly through the portal?

Yes. Owners may communicate with management through the online portal for property related questions, maintenance discussions, and document review.

ACCOUNTING & RENT COLLECTION

​

When do owners receive rent payments?

Owner rent distributions are generally processed in three stages each month on the 5th, 10th, and 15th.

If tenant payments are received by the 2nd of the month and funds clear before the end of business day on the 5th, owner payments are typically processed on the 5th.

​

Payments clearing after the 5th may be processed on the 10th, with the final monthly cutoff on the 15th.

Any funds collected after the 15th may be processed once funds have cleared to help ensure owners receive rental income as promptly as possible.

​

How are owner statements delivered?

Monthly owner statements are delivered electronically through the owner portal and may include maintenance activity, invoices, inspection updates, and financial reporting.

​

What happens if a tenant pays late?

If rent is not received on time, notices may be issued according to the lease agreement and Texas Property Code. Owners may be updated regarding delinquent tenants, payment arrangements, notices, eviction options, or lockout procedures when legally applicable.

​

Do you provide year end financial reporting?

Yes. Owners may receive year end financial reporting and supporting documentation for tax preparation purposes.

​

Do you issue 1099 forms?

Yes. Applicable 1099 reporting may be issued according to IRS requirements and owner account activity.

​

Can I view tenant payment history online?

Yes. Owners may review tenant payment activity, balances, delinquencies, and payment history through the owner portal when applicable.

Do you provide commercial accounting and bookkeeping support?

Yes. Our accounting team assists with commercial bookkeeping coordination, rent tracking, owner reporting, invoice processing, and financial reporting.

Do you provide Triple Net (NNN) and CAM calculations?

Yes. Bluebonnet Properties assists with Triple Net lease administration, CAM tracking, rent schedules, lease adjustments, and commercial accounting coordination.

MAINTENANCE & PROPERTY REPAIRS

How are maintenance requests handled?

When tenants submit maintenance requests, our team reviews the issue and coordinates with approved vendors when necessary. Owners may receive estimates, photos, and updates depending on the type of repair and approval requirements.

Will I approve repairs before work begins?

For non emergency repairs exceeding the approved maintenance threshold, owners may be contacted for approval prior to work beginning whenever possible.

​

How are emergency repairs handled?

Emergency repairs involving immediate health, safety, active leaks, sewer backups, electrical hazards, fire hazards, or major property damage may be handled immediately to help protect the property and tenant safety.

​

Can I use my own vendors or contractors?

Yes. Owners may request to use preferred vendors or contractors. Vendors must provide proper insurance information when required and coordinate through our management system.

​

How are maintenance costs controlled?

Our team works to obtain cost effective solutions while coordinating repairs with approved vendors and maintaining communication with property owners regarding major repairs and estimates.

How do tenants submit maintenance requests?

Tenants are instructed to submit maintenance requests through their online tenant portal unless it is an emergency.

​

How are maintenance updates communicated?

Maintenance updates, invoices, vendor communication, and repair progress may be tracked through the owner portal and management communication.

How often are properties inspected?

Property inspections may include move in inspections, move out inspections, drive by inspections, and periodic property condition reviews. Photos and updates may be uploaded to the owner portal when available.

Do you handle lease renewals?

Yes. Our team assists with lease renewal communication, rent reviews, renewal terms, and updated lease documentation.

Do you manage tenant communication?

Do you manage commercial properties?

Yes. Bluebonnet Properties manages commercial properties including retail centers, office spaces, mixed use properties, and commercial tenant spaces.

How are CAM reconciliations handled?

Our accounting and management team assists with Common Area Maintenance (CAM) tracking, reconciliation coordination, vendor expense allocation, and lease administration support.

Do you manage Triple Net leases?

Yes. We assist with Triple Net (NNN) lease administration, rent schedules, tenant obligations, lease tracking, and accounting coordination.

Can commercial tenants pay owners directly?
